The Brand

Utopia Ballito as the brand was initially named, was established in 2016 and started with letting a granny flat in the owners back yard in Ballito. As the word spread, we received many requests from homeowners to host their apartments due to our personal touch and attention to detail which expanded our offering.

At the beginning of 2023, we had a few requests for franchises and after lots of research and planning, made the strategic decision to franchise our concept. We rebranded to Utopia Memorable Luxury Holidays or the shortened version, Utopia Holidays and created a franchise model that can be used in all areas within holiday destinations across South Africa and abroad.

Focusing on a smaller quantity of holiday units allows us to provide a hands-on service to the homeowner and holiday maker, catering to each of their personal needs and requirements. We have made waves in the holiday letting industry by raising the bar for the standard of self-catering holiday accommodation with the luxury feel of a hotel stay.

With our unique offering, we aim to expand the brand nationally as well as to selected international destinations such as Mauritius, Mozambique and Zanzibar to mention a few.

Concept

Utopia Holidays is a holiday letting company hosting our own properties, differentiating us from booking sites such as Airbnb, lekkeslaap and booking.com that advertise properties on behalf of hosts and facilitate bookings.

We personally service and take care of the properties we let as well as the guests that book with us. We understand our properties, the amenities, the locations and offerings in the area and can therefore provide a hands-on approach to hosting compared to booking sites that only take bookings.

Not only do we offer holiday accommodation but it also comes with an inhouse concierge service and a local partnership program to promote and support other local businesses in each area. This added value is included in the once off fee when a franchisee joins our brand.

Support

The duration of initial training is two weeks at one of the established franchises to learn the business side as well as the operational side of the business which includes home selection processes and relationship building in the franchisee’s area. A local partnership program will be setup for franchisees within the first three months of signing your contract to provide value added services to your holiday makers. Furthermore, a launch event will be held in your feeding area to launch the franchise successfully.

After the initial training the franchisor is available via Zoom or telephonically to address all issues that may arise. A six week follow up visit to your area will be arranged and if needed one of our established staff members will assist with training of staff should there be a need for it.

An Operations and Procedures Manual is available to all franchisees describing every step of the business with supporting documents for everything that may be required. Six monthly visits will be conducted by the franchisor to all franchisees to ensure quality is maintained and to assist with any challenges franchisees may come across. Should additional training be required this will be addressed and assisted with by the franchisor.

• Working in real estate in these locations would also be ideal
• Work as a team player to benefit the whole team
• A perfectionist as this standard will be carried across to the way they run their business and the pride they take in it.
